6. How do I value my home?

In the vast majority of cases valuing your home is straightforward. Most homeowners know their own local market by looking through the local papers, estate agents windows and on the internet.

You can of course get the opinion of a number of local estate agents as to an estimate of the value of your home. Most estate agents will provide a free no obligation valuation. In a lot of cases the estate agents will be looking at the same information available on the internet as you on which to base their judgment as to a sensible asking price.

It is important to remember that estate agents do not set the value of your home they merely set a guide figure. The value is entirely determined by what someone is willing to pay for it and whether you are prepared to accept their offer.

Taking the highest valuation and appointing that agent my well lead to your home being on their books for a long time with little interest.

Putting a value on your home is not a question of coming up with a precise figure. It is best to think of a band of values that it might fall into. For example, you may consider your home is worth in the region of 250,000 euros to 275,000 euros so you may decide to set an asking price of 285,000 euros to give yourself a little negotiation room. As with all asking prices, always set it a little higher to allow yourself room to negotiate.

In summary, you can value your own home by:

  • Looking at the price of similar properties that have sold in your area by using the many sites on the internet
  • Ask a few local agents for a no obligation valuation
  • Look in the local papers at other properties for sale.

7. How many photographs can I display?

Up to 8 photographs

8. Do I have to have a “For Sale” board?

simply answer is no, but the key to selling your home at the highest possible price is to generate as much interest in it as quickly as possible. With this in mind your home needs to be as visible as possible to potential purchases driving around your area so they are alerted to your home being for sale. They can then make a search for details of your property on SpanishHomeOwners. When looking for a home everyone at some point has driven around and seen a “For Sale” board and thought “I must contact them to arrange a viewing”.

SpanishHomeOwners believe that “For Sale” boards are important so we do not charge you any extra for having one. The SpanishHomeOwners board is included in the price you pay to register with us.

The board shows the www.spanishhomeowners.com web address. This allows potential purchases to view your sales particulars and contact you via an e-mail system that retains anonymity for as long as the parties want before any viewing takes place.

9. What happens if the “For Sale” board needs replacing?

If for some reason the board does need replacing then we can send you another one which will normally take 1-2 days to arrive. Unfortunately a charge of 40.00 euros will be made for the replacement.  We reserve the right to change this price at any time or use our discretion as appropriate. If you need a new board then e-mail help@spanishhomeowners.com.

10. Can I change my details once they have been uploaded onto SpanishHomeOwners?

Yes.

11. How do I advertise on SpanishHomeOwners?
