Service to Sellers

• SpanishHomeOwners offer you, a private home owner, a website portal on which for a fee of €499 (excluding I.V.A.) you can place an advert showing your property details which will be viewed by potential buyers.  There are no other costs.  We are NOT acting as Estate Agents but merely facilitate the selling by you of your home.
• Viewing of your particulars will be via the website, www.spanishhomeowners.com                                  
• The fee becomes payable at the time when the registration procedure has been completed and property particulars are ready to upload.  Or if you choose the After-sale package the 1% is payable when initial deposit is received.
• Registration fees are collected in Euros either by cheque or bank transfer.
• A "For Sale" sign is available to you as part of the registration fee.  This will be delievered to you as soon as possible after you have requested one.
• If a replacement board is needed a charge of 40 euros will be required.
• We will advertise a property for sale until it is sold.
• The fee we charge covers the set up cost of each property listed for sale on the website and the cost of our administration.  Once property details have been published on our website for a period in excess of 7 days, our service is deemed to have been fully delivered.  After the 7 day period, advertising and support is continued for a further indefinite period (until sold) effectively free of charge.

24 Hour Cancellation to Sellers

• If you change your mind within 24 hours and do not want to advertise on our website a full refund of your registration fee will be made although an administration fee of 30.00 euros will be charged. 
• Refunds will be made back via whichever payment method you have used to make the registration fee in the first place.  You must notify us by e-mail within 24 hours of the fee becoming payable.
• Refunds are not available in any other circumstances.

Sellers Acceptance

• You must be the legal owner of the property you are advertising.
• If, not, you have legal power of attorney.
• You agree to SpanishHomeOwners using these details on your behalf.
• The details you supply are accurate and do not mislead.
• We may edit or delete any descriptions or property details you have made.
• On receipt of the registration fee your home details on the website will be uploaded as soon as possible.
• You agree to indemnify us in respect of any claims against us or expenses incurred by us in respect of breach of copyright issues or property mis-descriptions or other inaccuracies created by you.
• The maximum liability for any loss arising due to our negligence will be limited to a sum equal to the value of the registration fee received.
• With regard to service delivered, we accept no financial liability for any interruption in service or temporary loss of some or all website facilities at any time.
• You accept that we can only do our best to ensure that your advertisement reaches the maximum number of buyers.

We cannot be held responsible if the following happen:
You receive no viewings or offers
A sale is not made
A sale falls through - if this is the case please inform us so that your property can be re-advertised. No fee will be charged for this.
You do not achieve the sale price you expected

Privacy and Security - Sellers and Buyers

Our system is under constant review and is as secure as we are able to make it.  It is not our policy to pass confidential customer information to any other company or organisation without your permission.

We will do all we can to resolve the complaint to your satisfaction in the shortest time possible.

• “you” / “your” refers to you the seller/buyer.
• “we” / “us” / “ours” refers to SpanishHomeOwners.
• The “service” refers to online property advertising purchased by the client and provided through the website www.spanishHomeOwners.com
• SpanishHomeOwners allows private individuals to contact private individuals (“our advertisers”) via various contact methods including (but not limited to) email, post, internal messaging and telephone.
